Every single month, I help military families relocate to the Joint Base Lewis-McChord area. And probably the biggest mistake I see is that people choose the wrong location first. Everyone says the same thing: just live close to base. But that’s not always the best move.

The town you pick matters more than you think.

I grew up in this area. Lacey, Olympia, DuPont, Yelm, they all offer completely different lifestyles, price points, and commute times. And the reality is that your commute can vary by 20 to 30 minutes depending on which town you choose. That adds up fast when you’re dealing with early mornings and long afternoon drives. Picking the right location isn’t just about being close to the gate. It’s about finding the town that actually fits your family’s day-to-day life.

Your VA loan is a huge advantage, but you still need to be strategic.

If you’re using your VA loan, you’re already in a strong position. But you still need to be competitive when you write your offer. A VA loan gives you buying power, but in a market where well-priced homes move quickly, your offer strategy still matters. Having someone local who understands both the market and the VA process can help you put together an offer that gets accepted without overpaying.

Buying sight unseen without a game plan is one of the most common mistakes I see.

I get it. You’re across the country or overseas, and you need to lock something down before you report. But buying without someone local working for you is risky. You need an agent who can walk homes for you, spot issues that don’t show up in photos, things like bad smells, deferred maintenance, or neighborhood concerns, and guide you through the process from start to finish. The goal isn’t just to find a house. It’s to land in the right area with the right strategy and set your family up for the long term.
