You walk into a model home, meet a friendly sales representative, and start asking questions about the home. It feels like they’re there to guide you through the process.

But here’s what many buyers don’t realize: the agent at the model home works for the builder, not for you.

Their entire job is to sell for the builder. They are there to protect the builder’s pricing, concerns, and timelines. Even when they are incredibly friendly and helpful, that is simply part of their role. Think of it like going to a car dealership. The salesperson is very kind, but at the end of the day, they work for the dealership.

When you buy a new home and only use the builder’s staff, you have no fiduciary duty on your side. That means no one is legally required to put your financial interests first. This is where having your own buyer’s agent becomes essential.

Why do you need independent representation? In Washington State, new construction contracts are written by the builder, and they are heavily favored toward the builder. Without your own representation, you are often signing documents where your options are limited if things go wrong.

Your agent does the heavy lifting that most people don’t see, including:

● Reviewing builder contracts. Making sure you understand exactly what you are signing before you commit.

● Explaining costs. Helping you understand the real cost of upgrades and whether they add value to your investment.

● Negotiating incentives. Pushing for better terms or credits that the builder might not offer upfront.

● Managing deadlines. Coordinating contract dates and ensuring important details do not fall through the cracks.

● The final stages. Making sure warranties, hotlines, and the final walkthrough are handled properly.

Buying a brand-new home is exciting, but it is still one of the largest legal and financial purchases you will ever make. Having your own representation means having someone on your side from the very beginning of the process all the way through the final walkthrough.
